FAQ

What is an FHA loan?

An FHA loan is a government-backed mortgage insured by the Federal Housing Administration, designed for first-time homebuyers or those with lower credit scores, with down payments as low as 3.5%.

What's the difference between UFMIP and MIP?

UFMIP (Upfront Mortgage Insurance Premium) is a one-time fee of 1.75% of the loan amount, typically rolled into the loan. Annual MIP is paid monthly at 0.50-0.55% of the outstanding balance per year.

What are the FHA MIP rates?

UFMIP is always 1.75% of the loan. Annual MIP depends on the loan term and down payment: 30-year with <5% down = 0.55%/yr; 30-year with โ‰ฅ5% down = 0.50%/yr; 15-year with <10% down = 0.55%/yr.

How long do I pay MIP?

If your down payment is less than 10%, MIP is required for the entire loan term. With 10%+ down, MIP can be removed after 11 years.
