Provident fund loan rates are typically 1-2 percentage points lower than commercial loans. For example, a 1M loan over 30 years: Provident Fund at 3.25% has monthly payment ~4352, Commercial at 4.2% has monthly payment ~4890, a monthly difference of ~538 and total interest difference of ~190K over 30 years.
It depends on the opportunity cost of capital. If your investment return > loan rate, a smaller down payment is more advantageous; otherwise pay more. Currently LPR is about 3.95% โ if you have a stable investment channel with annual returns above 4%, it's recommended to make a smaller down payment.
